Why Dunfermline & West Fife Sellers Should Consider Listing Now

For years, Scottish homeowners have been advised by well-meaning market commentators to wait until the spring to sell their property. It’s advice that many estate agents have echoed although it must be said not us here at maloco mowat parker! Traditionally Spring was when demand peaked and months of winter gloom would lift leading to stronger buyer interest and better prices.

But that was then and this is now! Our own extensive sales data gathered over the last twenty years shows a changing landscape and so also does that of multiple other agencies and industry providers such as the ESPC, Zoopla and Rightmove all of which verify the changing patterns and shift away from traditional seasonality. Activity, pricing performance and buyer engagement are proving far less tied to seasons than before, with strong results even in the traditionally quieter months. In the first three weeks of this year alone we have booked in 27 pre-sale valuation appointments, 114 viewings and have registered 115 new buyers on our database evidencing further the waning of seasonal peaks and troughs.

Year-Round Price Growth and Activity Across the Region

  • Across Edinburgh, the Lothians, Fife and the Borders, average selling prices rose year-on-year in every quarter of 2025 — winter, spring, summer and autumn alike:
  • Even in early 2025, January-March saw a 6.1% rise in prices, showing that demand remained strong coming out of winter.
  • July–September 2025 recorded a 4.3% rise in average prices to £298,933, while sales volumes increased by 8.0% year-on-year.
  • October–December 2025 saw average prices reach £296,479, a 4.1% annual increase — despite this period being one that used to trail in activity and sales.

This consistency — with growth across different quarters of the year — illustrates that the market is no longer only “live” in spring.

Dunfermline & West Fife: Hotspots in a Year-Round Market

Zooming into Fife, and particularly Dunfermline and West Fife & Kinross, local data shows these areas are not just following the wider regional trend — in many ways they’re leading it.

Dunfermline continues to be one of the more dynamic local markets:

  • In the January–March 2025 data, Dunfermline’s average selling price was £219,589 — up 6.9% on the previous year — notably ahead of or in line with many other regional markets.
  • The median selling time in Dunfermline was just 18 days, significantly faster than the wider region’s figures, indicating a high level of buyer engagement.

Across the wider West Fife & Kinross area, performance has also been strong:

  • Between April–June 2025, the average selling price in West Fife & Kinross rose by 8.5% to £236,206, and Dunfermline itself recorded a 16.3% jump in average prices within that same period.
  • More recent data for October–December 2025 shows swifter movement to offer (median 14 days) and high percentages of Home Report valuations being achieved — even where prices and volumes moderated slightly.

Importantly, two-bedroom flats in Dunfermline — often a key segment for local first-time buyers — are among the fastest selling and most dynamic price performers in the area.

Seasonality Is Fading — Here’s Why It Matters

Traditionally, local sellers would hold off on coming to market until March or April in hopes of spring-season momentum. But the data shows that:

✔ Prices aren’t just rising in spring — they’re rising year-round. Last year our average percentage over home report achieved rose to 104%
✔ Median selling times in Dunfermline are consistently short, regardless of season.
✔ Sales volumes have stayed solid even when listings dip, a sign of steady demand.

Seasonality may still have some influence, but its impact is clearly less pronounced than in the past.

Local prices — particularly for popular property types like two-bed flats and family homes — have shown significant year-on-year increases, even outside spring. Across all sectors our own average negotiated sale price when expressed as a percentage of home report value was 104% in 2025 whilst across the area according to the ESPC the average was a little less at103%.
