This really depends on each landlord’s circumstances. If you have a property that is currently unfurnished, we recommend keeping it unfurnished (apart from white goods) and let it out as it is. The reason behind this is as a landlord you won’t want to incur extra cost buying furniture for tenants who most of the time will move in with their own belongings. Landlords usually want to keep costs low and this is one of the ways to do so. If furniture was to break it is the landlord’s responsibility to repairs or replace.
If you become a landlord and inherit a property which has furniture in the property and don’t have anywhere to store it, you can keep the furniture in the property. For some tenants this may suit them to have furniture. However, as stated above if any repairs are needed to be done you will need cover the costs.
As an agent we would always suggest unfurnished is the best way to rent out your rental property. The rental price doesn’t make any difference on either however, from experience we do see that it can take a little longer to rent a property furnished over a unfurnished property.
