A closing date is set when agreed and instructed by the seller, typically on highperforming homes and when there is sufficient interest to support it. We always ensure the client receives full options on what is available to them at the time.
Our standard procedure is to guide the seller on all options. When considering an offer, sellers will consider more than just price. Such as buyer position, ability to move quickly, and flexibility on entry date can all make a huge difference and can often be deciding factors.
For that reason, we always encourage buyers to submit an offer if they’re interested. A closing date may not even be under consideration, even for a strong or busy property if it is the right buyer for our seller .
