Moving House in Scotland: Why Is It So Stressful?

Moving House in Scotland: Why Is It So Stressful?

Packing boxes and the ubiquitous goldfish on moving day in Scotland

Moving home is one of life’s big decisions. It can also be one of its most exciting. So why does something that should be the beginning of a new chapter so often feel like such a stressful one?

There is a simple answer.

Moving house involves much more than just exchanging one lot of bricks and mortar for another. As we like to say we don’t buy and sell houses , we buy and sell homes and our home’s represent significant investments of money, memories, hopes and expectations.

In terms of the actual process there are decisions to make, paperwork to complete, dates to agree and a surprising number of things that need to happen in the right order.

And, of course, when you’re buying or selling a home in Scotland, we have our own particular way of doing things.

Home Reports, Notes of Interest, offers, closing dates, missives and conveyancing are all familiar territory to those of us who work in Scottish property every day. For someone who might buy or sell a home only a handful of times in their life, however, it can sometimes feel like an entirely new language.

The good news is that it doesn’t have to be daunting.

At maloco mowat parker, we believe that our job isn’t simply to sell your home and/or to deal with the legal work. It’s to make the whole experience of moving home as straightforward, understandable and positive as we possibly can.

You’re not just moving home – you’re moving your life

Let’s start with the part that doesn’t appear in a Home Report.

Your home is probably one of the most personal things you own.

It is where children may have grown up, where birthdays have been celebrated, Christmases spent and countless ordinary days turned into memories.

So selling your home can be an emotional experience, even when you are completely ready for the next chapter and we understand that. An integral part of our training programme in fact includes understanding the push/pull principle which is at play when you move.

Examples of a “Pull” move are moves made to say a new town for a new job, or to be nearer to family. A “Push” is a move made because a growing family means you need more space or perhaps a relationship has broken down and it’s time to move on.

Whatever the reason, moving home represents change.

And change as we al know can be challenging but it can also be exciting and both things can indeed to be true at the same time.

At Maloco Mowat Parker , we really do understand that we’re helping someone make a significant change in their life. That is why our approach has always been personal and why we believe that selling a home is about much more than bricks and mortar – it’s about handing on a home.

Buying or selling a house means making lots of decisions.

As we have already mentioned one if the things that can make moving house stressful is the sheer number of decisions involved.

  • When should you put your house on the market?
  • What is it really worth?
  • Should you accept an offer?
  • How much should you offer for the property you want to buy?
  • Should you wait for a closing date?
  • What date should you realistically be aiming at for settlement?
  • What happens if your sale and purchase don’t quite line up?

These are important questions, but you shouldn’t have to answer all of them on your own.

This is where having an experienced estate agent and solicitor working together can make such a difference.

At maloco mowat parker, our estate agency and conveyancing teams work together as part of the same practice. Our one-stop-shop approach streamlines and simplifies the process minimising stress.

That means the people helping you market and sell your home are part of the same firm as the people dealing with the legal side of your property transaction.

For our clients, that can mean fewer handovers, less chance of slip ups as a result of clearer communication and, importantly, a team steeped in property who understand the whole picture.

The Scottish property process doesn’t have to be complicated

There is no shortage of terminology when buying or selling property in Scotland.

Home Reports. Notes of Interest. Offers. Closing dates. Missives. Conveyancing. Settlement.

For us, these are of course everyday terms. For a client, they can sometimes sound rather more complicated than they actually are.

One of our commitments is to demystify the Scottish property process. We know that while the terminology may be unavoidable, the explanation doesn’t have to be complicated.

We communicate in plain English, keep clients informed and guide them through the process from the initial decision to sell right through to the handing over of the keys.

Because something that is routine for us may be something a client has only experienced once or twice in their lifetime.

And we never lose sight of that.

The cost of moving home

Buying or selling a home is, for most people, a very significant financial decision.

There is the estate agency fee or commission, the price of the new property itself, of course, but there are of course also be legal costs, Land and Buildings Transaction Tax (where applicable), mortgage costs, removals, repairs and all the other expenses that seem to appear once a move gets underway.

That can feel rather overwhelming and again we understand that.

The answer is preparation.

Understanding what your home is realistically likely to sell for( not the inflated figure some agents will tell you to tempt you to list with them), knowing what you can afford to spend on your next home and having a clear idea of all of the costs involved can remove a great deal of uncertainty.

Here at Maloco Mowat Parker we help you see the bigger picture from the outset, rather than dealing with each part of the move in isolation.

And if you are selling and buying at the same time, that joined-up approach can be particularly valuable.

You can’t control everything – but you don’t have to

This is perhaps the biggest source of anxiety when moving home.

You can make your plans, but other people are involved too.

A buyer may ask an unexpected question. A Home Report may identify something that needs investigated. A mortgage lender may take longer than anticipated. A legal issue may arise that nobody had expected.

Sometimes the timing of another transaction can affect your own. That unfortunately is property. But an unexpected development doesn’t necessarily mean a problem and certainly doesn’t need to be a disaster . Very often it simply means that someone experienced needs to find a solution.

And that is where we believe we can make a real difference.

Our teams’ extensive experience of buying and selling property in Dunfermline, Fife and further afield means we’ve encountered most of the unexpected twists and turns that can arise during a property transaction.

Our job is not to promise that nothing will go wrong. It’s to make sure that when something does arise, you have a team who knows what to do next.

Good communication makes moving home easier

We think this is one of the most important parts of the customer experience.

A great deal of property-related stress comes not from the problem itself, but from not knowing what is happening.

  • Has the buyer’s solicitor replied?
  • Are the missives nearly concluded?
  • Has the mortgage offer arrived?
  • Is everything still on track for the proposed date?

These questions are perfectly understandable.

Clear, concise communication has always been central to how we work at maloco mowat parker. We want our clients to understand what is happening, what needs to happen next and, just as importantly, whether there is anything they need to do.

Our commitment to continually improving the customer journey comes from a simple belief:

Success isn’t just about getting the transaction completed. It’s about how you feel about the experience of getting there.

So, is moving home stressful?

Sometimes, yes.

But it shouldn’t be something that puts you off making a move that could genuinely improve your life.

The key is having the right advice, the right preparation and the right people around you.

At maloco mowat parker, our solicitors and estate agents bring property and legal expertise together because we believe that moving home should feel like one journey – not a series of disconnected transactions.

From the first conversation about putting your home on the market, through valuation and marketing, viewings and offers, right through to missives, conveyancing, settlement and the handing over of the keys, our aim is to make the journey as smooth as possible.

And perhaps that is the most important thing to remember.

The purpose of moving isn’t to get through a property transaction.

It is to get you to where you want to be.

  • A bigger home.
  • A smaller home.
  • A new area.
  • A shorter commute.
  • A better garden.
  • A home closer to the people who matter most.
  • Or simply the opportunity to start the next chapter.

The paperwork, negotiations and legal formalities are all part of getting there.

Our job is to make that journey better.

Because at maloco mowat parker, we believe that success is a journey, not a destination – and we are committed to continually improving that journey and the experience our clients have along the way.
